  • Shell Arctic Drilling

    <a href="http://www.huffingtonpost.com/2012/10/31/shell-arctic-ocean-drilling_n_2051872.html">Shell's exploratory drilling in the Arctic</a> sparked anger this year among concerned locals and environmentalists. According to the Associated Press, Shell finished preliminary drilling at a well in the Chukchi Sea and one in the Beaufort Sea. In this July 14 photo, a Shell drilling ship drifts near the Alaska coast, raising questions about the company's preparedness. Greenpeace and The Yes Lab launched a hoax campaign to challenge <a href="http://arcticready.com/">Shell's drilling plans</a>, and Paul McCartney argued, "<a href="http://www.huffingtonpost.com/paul-mccartney/come-together-to-save-the_b_1694616.html">As the ice retreats,</a> the oil giants are moving in. Instead of seeing the melting as a grave warning to humanity, they're eyeing the previously inaccessible oil beneath the seabed at the top of the world. They're exploiting the disappearance of the ice to drill for the very same fuel that caused the melting in the first place."

  • Superstorm Sandy

    <a href="http://www.huffingtonpost.com/news/hurricane-sandy-2012">Hurricane Sandy </a>made landfall in Jamaica on Wednesday, October 24, 2012. The storm turned deadly in the Caribbean, and a hurricane/winter storm hybrid decimated regions along the U.S. East Coast. In the storm's aftermath, HuffPost found that some of Sandy's damage was the result of <a href="http://www.huffingtonpost.com/2012/11/12/hurricane-sandy-damage_n_2114525.html">poor coastal development plans</a> and emergency preparedness failures.

  • 2012 Election's 'Climate Silence'

    <a href="http://www.huffingtonpost.com/2012/10/23/climate-change-presidential-debate_n_2004067.html">Climate change</a> was not mentioned in any of the presidential debates for the first time in a generation, sparking <a href="http://climatesilence.org/">ClimateSilence.org</a>'s Brad Johnson to remark, "President Barack Obama, Vice President Joe Biden, Governor Mitt Romney, and Representative Paul Ryan have failed to debate the greatest challenge of our time. Climate change threatens us all: the candidates' silence threatens to seal our fate." In <a href="http://www.huffingtonpost.com/2012/11/14/obama-climate-change_n_2131419.html">Obama's first press conference</a> after winning reelection, the president declared, "I am a firm believer that climate change is real, that it is impacted by human behavior and carbon emissions. And as a consequence, I think we've got an obligation to future generations to do something about it."

  • Fracking Debate

    The <a href="http://huffingtonpost.com/news/fracking">hydraulic fracturing</a> debate heated up this year as multiple states contemplated the natural gas drilling process. In New York, Gov. Andrew Cuomo and his Department of Environmental Conservation considered whether to lift a fracking moratorium. Engineering professor Anthony Ingraffea told HuffPost's James Gerken, <a href="http://www.huffingtonpost.com/2012/09/07/artists-against-fracking-yoko-ono-sean-lennon_n_1843469.html">"It's the [initial] drilling,</a> the cementing and the casing of the wells that are causing most of the problems with contamination of drinking water supplies." <a href="http://www.huffingtonpost.com/2012/11/21/natural-gas-fracking-chemicals-testing-disclosure_n_2170030.html">According to HuffPost's Lynne Peeples</a>, "critics suggest the purported "filtering" of testing data is just one of the ways people are left in the dark about the assortment of heavy metals and other toxic contaminants that may be in their air and water as a result of drilling, hydraulic fracturing and other phases of natural gas production. Recent studies have identified <a href="http://tedx.org/chemicals.journalarticle.php">more than 600 chemicals</a> used throughout the process of natural gas production, and often left undisclosed by companies. Additionally, natural but equally hazardous substances can be released from the wells."

  • Arctic Ice Melt

    <a href="http://www.huffingtonpost.com/2012/09/19/arctic-sea-ice-loss-record-low_n_1897602.html">Arctic sea ice levels</a> hit record lows this September, the ice extent covering 49 percent below the 1979 average, when satellite records began. Scientists continued to emphasize the role that humans play in these changes. "It's crystal clear. If we burn all the fossil fuels, we create certain disaster," NASA scientist James Hansen warned.

  • Nuclear Secrets

    The safety of nuclear power plants in the U.S. was questioned this year, as plants from <a href="http://www.huffingtonpost.com/2012/12/20/indian-point-nuclear-threat-oconee_n_2338549.html">New York</a> to <a href="http://www.huffingtonpost.com/2012/11/29/san-onofre-nuclear-plant-sabotage_n_2215260.html">California</a> came under scrutiny. In October, HuffPost's Tom Zeller examined an <a href="http://www.huffingtonpost.com/2012/10/19/nuclear-plant-flood-threat-leak_n_1983005.html">un-redacted version of a Nuclear Regulatory Commission report</a>. He wrote that this version "highlights the threat that flooding poses to nuclear power plants located near large dams -- and suggests that the NRC has misled the public for years about the severity of the threat, according to engineers and nuclear safety advocates." <a href="http://www.huffingtonpost.com/2012/12/04/nuclear-power-whistleblowers_n_2232108.html">NRC whistleblowers</a> accused the organization of being dangerously secretive about serious threats facing U.S. nuclear plants.

  • Toxic Chemical Concerns

    Parents were given more to worry about this year as reports suggested that the<a href="http://www.huffingtonpost.com/2012/11/28/flame-retardants-couches_n_2203242.html"> chemicals replacing their problematic predecessors</a> were similarly toxic. One concerned parent expressed her worry about the "toxic land mines that we're dodging every day," to HuffPost's Lynne Peeples. The<a href="http://www.huffingtonpost.com/2012/02/23/toxic-chemical-bpa-alternatives_n_1297222.html"> "BPA-free" label</a> also faced scrutiny this year, as experts questioned the labeling regulation process.

  • Undercover Factory Farm Abuse

    Disturbing undercover footage documenting alleged animal abuse emerged from multiple factory farms this year. An <a href="http://www.huffingtonpost.com/2012/05/21/humane-society-wyoming-premium_n_1528541.html">undercover investigator at a Wyoming pig farm</a> documented workers appearing to prod, punch and sit on a pig with a broken leg, and flipping young piglets through the air. The investigator told HuffPost's Joanna Zelman, "They would just kick a sow in the face to get her to turn around, and the sow would scream and run away... And they think it is normal, because they?ve just been doing it for so long, or because that?s just how everybody else does it, or just because that's the easiest way." According to the Humane Society, 9 employees were later <a href="http://www.huffingtonpost.com/2012/12/24/wyoming-premium-farms-charge-animal-cruelty_n_2359465.html">charged with animal cruelty</a>. Following an <a href="http://www.huffingtonpost.com/2012/02/01/seaboard-corporation-pig-video_n_1244229.html">undercover investigation at pig breeding facilities in Oklahoma</a>, a complaint was filed alleging that thousands of sows had their movement severely restricted and some with large sores, torn vulvas and ripped skin were left untreated. In <a href="http://www.huffingtonpost.com/2012/01/12/chicken-abuse-lawsuit-cal-cruz-hatcheries_n_1199714.html">California, a chicken hatchery was sued</a> after footage revealed hatchlings with ripped skin and exposed organs being thrown into bins, trapped under machinery and drowned. <a href="http://www.huffingtonpost.com/2012/11/14/butterball-turkey-abuse_n_2129646.html">Butterball again faced scrutiny </a>when another undercover video from a plant connected to company emerged. <a href="http://www.huffingtonpost.com/2012/02/16/butterball-turkey-raid_n_1282308.html">Butterball employees </a>in North Carolina had previously been charged with animal cruelty.

  • BP Oil Spill Aftermath

    In November, <a href="http://www.huffingtonpost.com/2012/11/15/bp-oil-spill_n_2136063.html">BP pleaded guilty</a> to felony charges related to the Gulf oil spill, including charges of manslaughter and lying to Congress about the <a href="http://www.huffingtonpost.com/2012/12/08/bp-oil-spill-flow-rate-emails_n_2260275.html">size of the leak</a>. For these charges, the company is expected to pay $4.5 billion, the biggest corporate criminal penalty in U.S. history. In December, U.S. District Judge Carl Barbier gave final approval on <a href="http://www.huffingtonpost.com/2012/12/21/bp-settlement_n_2349295.html">BP's oil spill settlement</a> with businesses and individuals. According to the Associated Press, the company estimates it will pay $7.8 billion.

  • Grassroots Movements

    Grassroots movements organized this year in efforts to tackle some of the greatest environmental challenges facing the planet today. The <a href="http://www.350.org/">international climate campaign 350.org</a> pushed to <a href="http://www.huffingtonpost.com/2012/05/05/climate-impacts-day-extreme-weather-climate-change_n_1483420.html">"connect the dots"</a> between climate change and extreme weather events. In July, 350.org's Bill McKibben wrote a viral Rolling Stone article arguing that most <a href="http://www.rollingstone.com/politics/news/global-warmings-terrifying-new-math-20120719?page=2">fossil fuel reserves must stay underground</a> to prevent disastrous climate change. McKibben then launched a <a href="http://math.350.org/">"Do The Math"</a> tour, sparking an ongoing <a href="http://gofossilfree.org/">fossil fuel divestment campaign</a>. As McKibben explained, "<a href="http://www.huffingtonpost.com/tom-zeller-jr/climate-change-math-politicians_b_2147001.html">If we can show people that fossil fuels</a> are to the planet's safety what the tobacco industry is to our individual health, we may be able to loosen their grip on policy-making."

  • Keystone XL Battle

    TransCanada's Keystone XL pipeline plans continued to face obstacles this year. The proposed pipeline, aiming to carry tar sands oil from Canada to the Gulf Coast, was <a href="http://www.huffingtonpost.com/2012/01/18/keystone-pipeline-obama-administration_n_1213136.html">blocked by President Obama</a> earlier this year, but he later offered support for the lower portion. Construction has begun on the southern segment between Oklahoma and Texas, but faces challenges from <a href="http://www.huffingtonpost.com/bill-mckibben/transcanada-turns-sadisti_b_1917264.html">protesters</a> and some <a href="http://www.huffingtonpost.com/2012/12/11/michael-bishop-keystone-xl-texas_n_2278463.html">landowners</a>. While supporters claim the <a href="http://www.huffingtonpost.com/tom-zeller-jr/keystone-xl-in-a-debate-m_b_1163644.html">pipeline will create jobs</a>, NASA's James Hansen argues that <a href="http://www.nytimes.com/2012/05/10/opinion/game-over-for-the-climate.html?_r=4&ref=opinion">Canada's exploitation of oil </a>from the tar sands could mean "game over for the climate."

  • Camp Lejeune Water Contamination

    In January, HuffPost's Lynne Peeples reported on government watchdogs slamming the U.S. Navy for redacting information in a federal report on the <a href="http://www.huffingtonpost.com/2012/01/24/camp-lejeune-water-contamination-watchdog-groups_n_1228041.html">drinking water supply at the Marine Corps' Camp Lejeune</a>. The site has been at the center of a pollution scandal after links were made between chemical exposures in the 1950s-80s and high disease prevalence among former residents. In August, <a href="http://www.huffingtonpost.com/2012/08/07/camp-lejeune-water-bill_n_1749646.html">President Obama signed a bill </a>providing health benefits to exposed Marines and families.

  • SeaWorld Lawsuits

    SeaWorld was in the spotlight this year as video emerged of a 2006 "near death" incident <a href="http://www.huffingtonpost.com/david-kirby/near-death-at-seaworld-wo_b_1697243.html">between a trainer and a SeaWorld orca</a>. The footage was shown at a trial on the death of trainer Dawn Brancheau. <a href="http://www.huffingtonpost.com/2012/02/09/peta-seaworld-slavery-_n_1265014.html">SeaWorld was also accused by PETA</a> of violating the 13th Amendment on slavery. PETA complaining that the whales "were forcibly taken from their families and natural habitats, are held captive at SeaWorld San Diego and SeaWorld Orlando, denied everything that is natural to them, subjected to artificial insemination or sperm collection to breed performers for Defendants' shows, and forced to perform, all for Defendants' profit." The historic case was later dismissed by a federal judge.

  • West Nile Outbreak

    The U.S. experienced one of its worst <a href="http://articles.chicagotribune.com/2012-12-26/lifestyle/sns-rt-us-usa-yearend-healthbre8bp0gx-20121226_1_cases-of-spinal-infections-meningitis-outbreak-fungal-meningitis">West Nile virus outbreaks</a> ever, thanks in part to weather conditions. <a href="http://www.huffingtonpost.com/2012/09/18/pesticide-spray-west-nile-mosquitoes_n_1895014.html">The aerial spraying of pesticides</a> to battle disease-carrying mosquitoes faced opposition from some residents and scientists who argued it's ineffective and potentially dangerous. As one concerned activist told HuffPost's Lynne Peeples, "How many times have they told us something was safe and then 10 years later it comes out that it's not safe?"

  • Extreme Weather

    The U.S. suffered through a severe <a href="http://www.huffingtonpost.com/2012/08/11/heat-wave-western-us_n_1768755.html">heat wave</a>, the <a href="http://www.huffingtonpost.com/2012/11/29/us-drought-2012-midwest-winter_n_2214061.html">worst drought</a> since 1988, and a raging <a href="http://www.huffingtonpost.com/2012/06/25/colorado-wildfires-2012-v_n_1623695.html">wildfire</a> season. Outside of the U.S., other nations also experienced extreme weather, and the Philippines was recently hit by <a href="http://www.huffingtonpost.com/news/typhoon-bopha">Typhoon Bopha</a>, which killed over 1,000 people. Many researchers are connecting the dots between <a href="http://www.huffingtonpost.com/2012/08/04/climate-change-heat-wave-global-warming_n_1742653.html">some extreme weather trends and climate change</a>. This year, NASA scientist James Hansen blamed three past heat waves on climate change, warning, "There is still time to act and avoid a worsening climate, but we are wasting precious time."

  • Coal Export Protests

    In December, Pacific Northwest activists protested <a href="http://www.huffingtonpost.com/mary-anne-hitt/massive-crowds-turning-ou_b_2294852.html">proposed coal export terminals</a>. In May, Waterkeeper Alliance's Robert F. Kennedy Jr. spoke against the <a href="http://www.huffingtonpost.com/2012/05/11/coal-exports-pacific-northwest-asia-public-health_n_1510000.html">export of Montana and Wyoming coal through ports</a> in Oregon and Washington, arguing, "They're coming to ship their poison, so that they can poison the people in China, and that poison is going to come back here and poison your salmon and your children."

  • Drowning Nations

    Some low-lying countries and coastal cities grew increasingly concerned this year as projections suggested<a href="http://thinkprogress.org/climate/2012/06/26/506225/three-new-studies-on-sea-level-rise-make-clear-we-must-act-now/"> sea levels could rise</a>, largely due to climate change, up to three feet by the year 2100. Former Maldives President Mohamed Nasheed expressed concern about his country, which could be <a href="http://www.nytimes.com/cwire/2011/05/25/25climatewire-island-nations-may-keep-some-sovereignty-if-63590.html">uninhabitable</a> by 2100, in his new documentary, <a href="http://theislandpresident.com/">"The Island President."</a> He warned in a HuffPost interview, ?<a href="http://www.huffingtonpost.com/2012/04/02/the-island-president-mohamed-nasheed_n_1383413.html">What happens to the Maldives</a> today is going to happen to everyone else tomorrow.?

  • Japan Tsunami Debris

    The 2011 <a href="http://www.huffingtonpost.com/2012/12/25/japan-tsunami-debris-west-coast-_n_2362525.html?utm_hp_ref=green">March tsunami in Japan</a> carried about five million tons of debris into the ocean, according to the Associated Press. Some of that debris has begun to wash up on the U.S. west coast. AP reports: <blockquote>Of the more than 1,400 tsunami debris sightings reported to NOAA, the agency only traced 17 pieces back to the event, including small fishing boats, soccer balls, a dock and a shipping container housing a Harley-Davidson motorcycle with Japanese license plates.</blockquote>

  • Doha Climate Conference

    The <a href="http://www.huffingtonpost.com/2012/12/08/un-climate-conference-kyoto-doha-qatar_n_2262371.html">U.N. climate conference</a> in Doha, Qatar resulted in the extension of the Kyoto Protocol, although the treaty will only cover about 15 percent of greenhouse gas emissions. According to the Associated Press, the talks also lead to "vague promises of financing to help poor countries cope with climate change, and an affirmation of a previous decision to adopt a new global climate pact by 2015." In one of the most memorable moments of the conference, the <a href="http://www.youtube.com/watch?feature=player_embedded&v=OpI-PD6weG8">Philippines' lead negotiator</a>, representing a <a href="http://www.huffingtonpost.com/jamie-henn/hurricane-sandys-sister-t_b_2258957.html">nation damaged by Typhoon Bopha</a>, addressed fellow delegates in tears. He said, "I appeal to leaders from all over the world to open our eyes to the stark reality that we face... If not us, then who? If not now, then when?"

  • Viral Animals

    From the hoax <a href="http://www.huffingtonpost.com/2012/12/19/eagle-grabs-baby-video-montreal-bird-child_n_2327209.html">baby-snatching eagle</a> video to the <a href="http://www.huffingtonpost.com/2012/07/09/great-shark-stalks-cape-kayaker_n_1659000.html">shark stalking a kayaker</a>, animals continued to make headlines this year. One of the most popular stories of the year emerged from photos suggesting a <a href="http://www.huffingtonpost.com/2012/10/08/lioness-befriends-baby-antelope_n_1948686.html">lioness "befriended" a baby antelope</a>, although the true <a href="http://www.huffingtonpost.com/2012/10/11/baby-antelope-lioness-photos-pictures_n_1957683.html">motives of the lioness</a> were later questioned.

    Titans set TD returns record by ripping Jags

    NASHVILLE, Tenn. (AP) - Darius Reynaud and rookie linebacker Zach Brown gave the Tennessee Titans some NFL history to celebrate before wrapping up an ugly season.

    Tennessee became the first team in NFL history with two players scoring twice on returns in a game as the Titans beat the Jacksonville Jaguars 38-20 Sunday in their season finale.

    Reynaud scored on two punt returns and Brown returned two interceptions for touchdowns, and the Titans (6-10) finished by winning two of their final three games.

    Reynaud also became the first player in franchise history to return two punts for TDs.

    Titans owner Bud Adams will decide if that's enough to keep coach Mike Munchak with two years left on his contract after Tennessee set a franchise mark for most points allowed in a season with 465, worst in the NFL this season.

    The Jaguars (2-14) wrapped up their worst season with their 12th loss in 13 games.

    Now owner Shad Khan has to decide whether to fire general manager Gene Smith and possibly first-year coach Mike Mularkey and hope Kansas City upsets Denver later Sunday so the Jaguars can grab the No. 1 draft pick overall.

    Fans showed their unhappiness with Tennessee's second losing season in three years by staying away, but the Titans at least made it interesting as Reynaud also set a franchise record with 160 yards on punt returns to go with his TDs of 69 and 81 yards.

    Brown scored his two TDs after dropping another possible interception in the second quarter.

    The Titans needed the 28 straight points from defense and special teams to take control on a day where their offense produced just one touchdown and a 48-yard field goal by Rob Bironas.

    The Jaguars outgained Tennessee 375-221 and held the ball for more than 32 minutes. Mike Harris even blocked a Brett Kern punt and ran it back 19 yards for a TD with 2:16 left.

    But Tennessee also sacked Henne seven times and finished with three interceptions.

    Jacksonville led 14-7 with Henne tossing a 5-yard TD pass to Jordan Shipley and a 30-yarder to Justin Blackmon.

    The Jaguars made Keith Toston the fifth different running back to start a game this season, and he had a career-high 66 yards on 12 carries by halftime as the Titans missed tackles and dropped three would-be interceptions. Toston finished with 74 yards.

    The Titans took the lead for good in the span of 75 seconds as Brown picked off a Henne pass and returned it 79 yards for a touchdown with 1:48 left in the second quarter.

    Derrick Morgan sacked Henne to force the Jaguars to punt, and Reynaud raced untouched 69 yards for a TD with 33 seconds left.

    The Titans finally forced the Jaguars three-and-out to open the third quarter, and Reynaud made franchise history by returning his second punt 81 yards as he first went to his right before reversing back to the left and going up the sideline for a TD and a 28-14 lead.

    Two plays later, Tommie Campbell deflected a Henne pass that Brown picked off and ran 30 yards for his second TD and a 35-14 lead.

    UPDATE: Missing Georgia boys located in Texas, father held

    ATLANTA (AP) - Police said two young boys from Georgia who were reported missing this week have been located in Texas and their father is in custody and facing charges.

    Brothers Ben and Henry Cleary - ages 9 and 7 - were visiting with their father, Daniel Cleary, of Roswell, and were supposed to return home Wednesday. An Amber Alert was issued Thursday.

    Roswell Police Lt. James H. McGee said that the 46-year-old Daniel Cleary was taken into custody Saturday evening in Austin, Texas. Austin police said a citizen had recognized the boys from the alert and notified police that they were at a hotel.

    The children's mother is on the way to get them.

    McGee said authorities will arrange for Daniel Cleary's extradition. He faces a charge of interstate interference with custody, a felony.

    Faulty brakes may be to blame in Russian plane crash

    MOSCOW (Reuters) - Faulty brakes may be to blame for a Russian airliner sliding off the runway and smashing onto a highway near Moscow, killing five people, a member of the crash investigation team said on Sunday.

    Investigators said they were examining the black boxes to try to determine the cause of Saturday's crash, which cracked the wings off the Tupolev-204 plane and split the fuselage clean into three pieces.

    If they find bad brakes were at fault, it would match a warning issued to the state-owned Tupolev by Russia's aviation authority to fix problems with the brakes that may have caused a Tu-204 with 70 people onboard to go off a Siberian runway on December 21.

    Any sign that the catastrophe during peak holiday travel could have been avoided will worsen concerns over the country's poor air-safety record, despite President Vladimir Putin's calls to improve controls.

    "After landing the pilot uses all the available brake systems on the plane, but for some reason the machine did not stop," a member of the investigation team told the Interfax new agency. "Most likely it was faulty reverse engines or brakes."

    A fifth crew member of the Red Wing plane, which was traveling without passengers, died of her injuries in hospital on Sunday, the company said.

    Despite icy weather conditions, the plane had been piloted by an experienced crew with many hours of flying under their belt, according to Russia's aviation safety body.

    Television footage showed the jet with smoke billowing from the tail end and the cockpit broken clean off after the crash.

    A photo showed a crew member, still strapped to a seat, sprawled on the pavement after apparently being hurled far from the plane during its impact with the highway barrier.

    Red Wings, whose fleet includes nine of the Soviet-designed Tu-204 jets, said on Sunday it would not retire them from use.

    The Russian-built Tu-204, which is comparable in size to a Boeing 757 or Airbus A321, was produced in the mid-1990s but is no longer being made.

    Russia and other former Soviet republics had some of the world's worst air-traffic safety records last year, with a total accident rate almost three times the world average, the International Air Transport Association said.

    (AP) ? A Wisconsin couple says clucks, not fire trucks, helped them escape a blaze at their home.

    Dennis Murawska, 59, said a pet chicken named Cluck Cluck woke his wife Susan Cotey, 52, with loud clucking from its cage in the basement two floors below about 6:15 a.m. Thursday. The couple's two cats also were running around the main floor.

    Murawska said he had been half awake but didn't know about the fire because the smoke alarms hadn't gone off. He realized something was wrong when his wife got up.

    "The chicken gets quite vocal when she gets excited," he said.

    Cluck Cluck came from a nearby farm in Alma Center, about 135 miles east of Minneapolis, Murawska said. When the chicken began wandering over to his house, his neighbor said he could kill it because it wasn't producing any eggs. But Murawska felt sorry for Cluck Cluck because she had a mutated foot and decided to keep her. He fed the bird and built a coop, and then his wife let Cluck Cluck into the basement on cold nights.

    "I spent way more money than I ever should've," Murawska said by telephone. "I guess it paid off."

    The couple escaped, and firefighters found the chicken in its cage and one of the cats alive in the basement. Another cat hasn't been found and is presumed dead, Murawska said. The couple and their surviving cat checked into a Black River Falls hotel, while Cluck Cluck is staying with the neighbor who used to own her.

    Alma Center Fire Chief Jeff Gaede said the fire started in the attic of the attached garage and was not suspicious. The house was a total loss, but it could have been worse ? if not for the chicken.

    "We are used to hearing about a dog or cat or something, but we never heard of a chicken waking up a resident for a fire," Gaede said. "That's pretty amazing."

    Most?of us?want to take people at their word and believe that they have the most honest of intentions.?Sadly, that has never been a totally realistic expectation to have.?Many say the problem has increased with the internet, but it may be that the internet has just complicated matters by offering new ways to play old tricks. Most of the following scams you will find on either the internet or in your mailbox.

    Many times, the REALTOR? is not the victim directly, but these crimes can tarnish the industry and also compromise the trust of the public.?As the country begins to climb out of one of the worst recessions?of the last century, we want everyone to have the best possible experience when buying and selling real estate.?Part of that is knowing all that can possible deter that pleasant experience. Read the following for more information and what you can do in the event that you suspect you or your clients are the targets of a real estate scam artist.

    Craigslist Rental Scams:?REALTORS? and their sellers have been increasingly victimized by individuals taking their listings or photos from a website and posting them on bulletin sites to try and secure deposits from prospective renters. The houses may be vacant or owner occupied. Fortunately, people are usually well aware of the scams on bulletins sites and realize a listing for a?four bedroom house in an affluent neighborhood doesn?t rent for $500.

    If the listing is occupied,?the owners can be alarmed if they find people casing their property or looking in their windows to size up the living room.?An owner?s shaken confidence can be damaging?when a?listing agent is legitimately?trying to sell their property.

    If you find a listing has been hijacked, flag it?for Craigslist to remove and if you like, contact the FTC and FBI?s Internet Crime Complaint?Center.

    Large Homes, All Cash, Quick Escrow?:?You usually lose nothing but time and gain only frustration with deals that seem too good to be true. A prospective buyer claims to have X amount of money, all cash, and needs a quick closing. Everything is perfect until the time comes to submit the earnest money or sign the papers. Always go on instinct and trust your judgment, and get verification.

    Leads for FSBO Listings:?Someone claims to have connections with frustrated FSBOs who need REALTORS? or have other listing leads. This individual then attempts to sell these names for $10-15 a head. Usually they claim to get their leads through an affiliation with either a reputable brokerage firm or educational institution. The names are either of FSBOs with no interest in working with an agent or home owners who are not even in the market to sell. Either way, you are still out $100-150 (these ?leads? are often presented as a package deal) with little room for recourse since the situation is hard to prosecute. Always approach such offers with extreme caution.

    Overseas Transactions:?People from overseas purchase property all the time. However, scams originate overseas as often as they do locally. It is always a good policy to enter into transactions with people you can see past an e-mail and with verified funding.

    Real Estate Scam for Lawyers:?Someone will contact a real estate agent expressing interest in a large property. They will then request a recommendation for an attorney to set up a trust for escrow, sending a cashier?s check to the attorney for an exorbitant amount of money. After the deal is written, the scammer then rescinds and requests a refund back when the original check was no good in the first place. This is just a minor twist on the classic confidence scam that can still lead to a very unfortunate outcome.

    Insight: Under siege, Japan central bank wakes up to political reality

    TOKYO (Reuters) - Within a day of Shinzo Abe's Liberal Democratic Party sweeping to power in elections this month, elite bureaucrats in Japan's central bank rushed to ready what amounted to a surrender offer.

    Abe had run his campaign with a relentless focus on economic policy and had called on the Bank of Japan (BOJ) to take drastic steps to end the nation's long bout of deflation, or else face a radical makeover at the hands of parliament.

    The vote had become an unexpected referendum on the BOJ itself, and the bank had lost.

    Senior officials concluded that to preserve the BOJ's scope to act in a future crisis, it needed to move quickly to show it recognized reality, according to people familiar with the hurried deliberations. Abe had won a mandate for more forceful monetary easing, and Japanese taxpayers were frustrated with an economy slipping back into its third recession in five years.

    In the early afternoon of December 18, two days after the vote, BOJ Governor Masaaki Shirakawa was to pay a courtesy call on Abe. But even before then, a post-election plan had taken shape: the BOJ would consider the kind of ambitious 2 percent inflation target that Abe had insisted was needed to pull Japan out of nearly two decades of deflation and diminished expectations.

    It was an about-face for Shirakawa who, since taking his post in 2008, had argued that by focusing too narrowly on consumer prices, the BOJ could miss signs of an asset price bubble like the one Japan experienced in the late 1980s.

    But increasingly his own senior officials and members of the BOJ's policy-setting board were ready to take risks and test unorthodox and unproven measures that Shirakawa had long resisted, such as an unlimited debt-fuelled monetary expansion, officials familiar with their thinking say.

    "The LDP's win was just too big, and it won an election calling for a 2 percent inflation target. If that's the will of the people, the BOJ must respect that," said a source familiar with the central bank's thinking. "Otherwise, the BOJ could lose everything, including its independence."

    The central bank is now on track to pump 120 trillion yen ($1.4 trillion) into the economy - equivalent to the value of six Googles - even though skeptics argue that this tide of money cannot break Japan's real economic logjam: falling wages.

    Instead, the skeptics say, the risk is that investors would end up concluding that Japan needed the central bank to cover its debts - a recipe for a selloff of government bonds, which already amount to twice the size of gross domestic product.

    But after Abe's landslide election victory - and years of limited money-printing having failed to revive growth - senior BOJ officials wanted it understood they were ready to join the experiment in what media and investors called "Abenomics", a potentially high-octane mix of fiscal and monetary stimulus.

    Abe's victory seemed to establish that millions of Japanese shared his views, people in the bank came to believe.

    They felt he now held the trump card in any future standoff with the BOJ over monetary policy - a mandate to amend the BOJ Law in a way that would give the government power to impose a binding target on the central bank, or fire its governor.

    BLIND EYE

    In a symbol of the political significance of his monetary policy push, Abe scheduled a one-on-one meeting with Shirakawa just hours after setting up a first phone call as prime-minister-elect with the U.S. President Barack Obama.

    Two days after the election, the central bank governor visited Abe at the fortress-like headquarters of the Liberal Democratic Party (LDP). Abe reminded Shirakawa of his campaign promises. He wanted to see the BOJ sign a "policy accord" that would oblige it to support Abe's reflationary agenda and commit to a 2 percent inflation target, Abe told reporters later.

    After the meeting, Shirakawa rushed through a scrum of reporters into his waiting car and declined to say what was discussed. However Abe, in another break with protocol, gave an unusually detailed recounting of the 15-minute meeting.

    "The governor just listened," he said.

    The next day, the BOJ began a scheduled two-day policy board meeting. The central bank announced its third shot of monetary stimulus in four months by adding another 10 trillion yen to its asset-buying program - essentially committing to create more money to buy government debt.

    It marked the fifth time this year that the central bank had expanded asset purchases - its most active year in terms of monetary expansion in a decade.

    More significantly, the BOJ also made a direct concession to Abe and pledged to review its existing inflation target of 1 percent at its next scheduled meeting in January.

    The BOJ was retreating from the cautious stance of its classically trained boss, Shirakawa, and essentially turning a blind eye to the potential, long-term drawbacks of excessive money printing that he had long warned about.

    Only a month earlier, many BOJ officials had preferred to hold off on taking action until the January meeting, according to sources familiar with the deliberations.

    Shirakawa, in particular, had been in no mood to act again in 2012, let alone commit to studying a higher inflation target. He had been convinced that the BOJ's monetary easing steps in September and October were enough to stave off risks to the economy for now, the sources said.

    LONG & WINDING ROAD

    Shirakawa's five-year term ends in April and people close to him say he has no interest in staying on. But decisions taken under his watch over the next few months could influence the central bank's credibility well beyond his departure.

    A fan of the Beatles, Shirakawa, 63, has often warned against the risk of an overly loose monetary policy.

    He once described Japan's struggle to recover from its late 1980s asset bubble as "The Long And Winding Road", a reference to the plaintive Beatles song. He said rich economies risked repeating Japan's "lost decade" of slow growth if they kept ultra-easy monetary policy in place for too long.

    But for the past year, a tight-knit group of officials in the BOJ's Monetary Affairs Department has been nudging the bank in the opposite direction. They favor more aggressive easing, such as a big increase in government bond buying, according to officials with knowledge of those discussions and former central bank officials who remain in close contact with policymakers.

    Among the actions now under consideration at the BOJ is an open-ended commitment to buy government bonds or an expansion in the type of assets it purchases, the officials said.

    Another idea, floated by board member Koji Ishida, is to nudge rates to zero by scrapping a 0.1 percent interest rate the BOJ pays on excess reserves parked with the central bank.

    Proponents argue that such steps would hold down interest rates on bank and corporate borrowing, encourage money to flow to private investors and help weaken the yen.

    Anticipation of BOJ action has already pushed the yen to a two-year low against the dollar. Tokyo stock prices have climbed to a 21-month high on the expectation for higher earnings for currency-sensitive exporters like automaker Toyota Motor Corp.

    "Markets already expect the BOJ to set a 2 percent inflation target, so the question now is what the central bank would do to achieve it," said Masaaki Kanno, a former central banker and now chief economist at JPMorgan Securities in Tokyo.

    "If it wants to influence currency rates, it needs to give markets the impression it is easing aggressively."

    Abe has said he will choose a successor to Shirakawa whose views are closer to his own. He has not made up his mind yet on his favored candidate but aides say he may prefer someone with negotiation and management skills, rather than an academic, to oversee the BOJ as it pushes into unknown territory.

    PRESSURE REMAINS ON

    With the LDP's coalition partner, the New Komeito, Abe has enough votes in the lower house to overrule the upper house on key votes, including a potential revision of the 1998 BOJ Law that gave the 130-year-old bank its long-awaited independence.

    Under this law, the central bank is guaranteed independence to guide monetary policy without political interference and is mandated to pursue price stability. Abe has discussed a law revision to impose a price target on the central bank and add a requirement to maximize job growth to its mandate.

    Abe is already using threats of a BOJ Law revision to nudge the central bank into meeting his demands.

    Koichi Hamada, a Yale University professor whom Abe admires, said the BOJ would have to accept more legal accountability to achieve its price target and beat deflation.

    "Generally speaking, the BOJ is making an effort. But there is hardly any change to its pace of 'too little, too late'," said Hamada, 76, who was appointed a special adviser to Abe's cabinet and also taught Shirakawa at the University of Tokyo.

    "It is necessary to amend the BOJ law," he said in a telephone interview on Thursday.

    'A TOUGH SPOT'

    One challenge now for the BOJ is setting a higher inflation target that is seen as credible. In February, the BOJ said that it would aim to achieve 1 percent price growth.

    But Shirakawa, who joined the BOJ during Japan's high inflation years of the early 1970s, and many other officials in the bank have resisted calls for a higher target. For one, Japan has not seen 2 percent inflation in the past two decades. The last time it did was during the real estate and stock market bubble of the late 1980s to early 1990s, when the BOJ was criticized for missing signs of an overheating economy.

    Some officials share Shirakawa's doubts over whether further monetary easing will work. Two key metrics - the BOJ's holdings of government debt and the balance of deposits parked with the central bank - are already at record highs, yet the BOJ's pump-priming measures have failed to put an end to deflation.

    Nationwide core consumer prices slid 0.1 percent in November from a year earlier after flat growth in October, which followed five straight month of declines.

    Another concern for the cautionary wing of the BOJ centers on the unusual structure of Japan's economy. Japan's jobless rate - at 4 percent - is half that of the United States. But wages remain on the decline, down 1.1 percent in November from a year earlier to mark the third straight month of falls.

    Unable to fire workers in mass layoffs because of rigid labour rules, Japanese firms are unwilling to raise salaries. Without a rise in wages, the only practical way overall prices could go up would be through higher commodity and fuel costs which would curb consumption, not boost it, the BOJ has argued.

    Setting a 2 percent inflation target next month would require the BOJ to awkwardly steer around the arguments that Shirakawa and other officials have long made.

    "If the BOJ contradicts too much of what it's been saying all along, that would put its credibility on the line. People will no longer believe what the BOJ says anymore," said Izuru Kato, chief economist at Totan Research Institute in Tokyo.

    The BOJ also worries about a potential bond-market backlash. Its ultra-easy policy has pushed down five-year bond yields below 0.2 percent. But some investors balk at buying too many 20-year and 30-year bonds, concerned that Abe's pledge of big fiscal spending would strain Japan's already worsening finances.

    Much will depend on Shirakawa's successor and how well the central bank communicates its policy target to investors - an area where Shirakawa has struggled by his own admission.

    After the December 20 easing, his aides convinced him to try the kind of visual aid often used on Japanese television - a large flip chart - and to aim his presentation at the TV cameras. An economist suspicious of sound bites, he looked uncomfortable.

    "The BOJ is pumping huge amounts of money and easing very aggressively. But that fact isn't understood well perhaps because of our restrained character. There's a huge perception gap," Shirakawa said.

    "I hope this chart is broadcast on television and helps more people understand our point," he added.

He?s doing pioneering research on molecular causes of hemorrhoids. ?It?s a matter of dignity,? he explains.

    Moving up the GI track, the second biggest trending term is gastroesophageal reflux, a.k.a., GERD. Other trending GI issues include heartburn (#8) and celiac disease (#9).

    The third biggest trending term, though, is ?sexually transmitted diseases.? (Also, herpes is #5 among most searched terms.) Here it gets interesting: How often you search for STDs depends on what device you?re using ? a phone or a computer.

    ?STDs are much higher on the list of searches for mobile devices,? says Susannah Fox, associate director at the Pew Internet Project, who runs the health research. One possible reason: ?Mobile users are more likely to be younger.? Internet, versus mobile, health searchers are most likely to be in the 30-to-54 age range, she says?perhaps past the peak ages for STD worry.

    Why do we love these lists? ?The web is so big, and overwhelming, there?s always a wonder if you?re really connected to what?s really going on,? says Amy Tenderich, who runs the popular Diabetes Mine blog (about Type 1 diabetes), and works for the company that runs Diabetic Connect, a community and ask-the-expert site. ?You want to know what?s hot, what everyone is talking about, so you don?t miss anything.?

    Diabetes, it turns out, is hot. It shows up as number two on two other lists: most searched terms, and most searched symptoms. However, once people find out the basics through search, they may dive deeper through social networking sites.

    ?People are asking if social networks are replacing search as a source of information,? says Pew?s Susannah Fox. ?We looked at that in our 2012 survey, which will be released in a couple of weeks. We found that, in general, search is still king. When looking for health information in 2012, 77% still started with a search engine like Google, Bing or Yahoo, 13% started with a special site like WebMD, and 2% started at a site like Wikipedia. Only 1% started with a social site like Facebook or Twitter.?

    But that changes for people who have chronic conditions. ?We?re finding that social networking sites and blogs are common sources for people who are living with chronic conditions. They?re looking for practical tips.?

    What?s next? How will we be getting our digital health information in the future? While Google search terms aren?t likely to change?cancer, diabetes, and depression have been top search terms for years ? some trends are emerging:

    Peer-to-peer crowdsourcing

    On blogs like Diabetes Mine or sites like Diabetes Connect, people can ask questions and get answers from others living with exactly those conditions. (One post about a new drug now has 2,000 comments.) ?About 1 in 5 Internet users have gone online to find others who have similar health concerns,? says Susannah Fox.

    Mobile, slowly
    Of course it?s growing, but when it comes to health, perhaps slower than the hype. ?In 2012, 85% of U.S. adults owned a cell phone, but only 31% used it to search for health info online.? Mobile apps for exercise and dieting are popular, but we?re not yet using our phones as a primary source of health info?or to get text health alerts. By contrast, while the same percentage of Americans have access to the Internet, 84% have used it to search health information.

    Participatory medicine
    Once, perhaps, your doctor was the main source of health info. Now many people go online before they see their docs. Some physicians welcome that, a movement call Participatory Medicine. Some even ?prescribe? websites for certain patients.

    ?The mindset is changing,? says Daniel Sands, MD, MPH, assistant clinical professor at Harvard Medical School and co-founder of the Society for Participatory Medicine. ?Doctors may direct patients to health care websites, rather than just prescribing drugs.? At the same time, doctors who subscribe to participatory medicine?they can actually get a seal from the website?welcome patients who learn about health online.

    ?We should ask every single patient, ?Do you go online? What sites do you find useful?,? says Dr. Sands. ?We need to let them know that they can share information with us. It?s a very important part of our relationship with our patients.? Over the next few years, more and more patients will be able to view their health records online, download and transmit it to someone else, and communicate with their doctors, he says. ?The era of medicine as a spectator sport ? ?I?m sick, doctor, fix me? ? is over. The new model is participatory medicine.?

    Per Canoe, a 26-year-old toy store employee is suing her former boss because he wanted to fire her after she broke up with him when their relationship veered into territory well-explored by the feature film Secretary. The vigorous rogering was one thing but their trysts went down a painful path. The suit references these bad times as, "increasing acts of 'rough' sexual activities, including hitting, slapping and biting."

    But of course there is another wrinkle to this story. The store's boss thought that he had purchased his employee's complicity in indulging his sexual proclivities by way of a raise, from doubling her income to $60K (before taxes, she's not playing for the Yankees) to even covering some of her other expenses including rent. As you can imagine, he was not pleased with getting dumped. The suit alleges that he soon began putting his ducks in a row to terminate from employment as she terminated him from their dangerous sexual arrangement (allegedly).

    What can we learn from this? Obviously, there's that old thing about not pooping wear you sleep/eat. But mostly, it reminds me that grown men who hang around toys all the time can turn violent and horny.
